135 Hobson Street, Newark, NJ was a full-scale rehabilitation project completed by Creative Development Real Estate LLC. Acquired in distressed condition, the property underwent a complete interior and exterior transformation to restore structural integrity, upgrade building systems, and modernize the living spaces. Improvements included new siding, interior renovations, updated kitchens and bathrooms, and enhanced curb appeal. This project demonstrates our ability to revitalize aging housing stock, increase neighborhood value, and deliver safe, comfortable, and updated homes for Newark residents.

Upcoming Project: S 12th Street, Newark, NJ
This project consists of two newly constructed four-family homes located on South 12th Street in Newark’s Upper Clinton Hill neighborhood. The site was awarded to Creative Development Real Estate LLC by the City of Newark as part of a collaborative effort with Clinton Hill Community Action (CHCA) to expand affordable housing opportunities.
The project will provide high-quality, modern units designed for long-term affordability and community stability. The development is currently in pre-construction and is scheduled to appear before the Planning Board of Adjustments in January. Creative Development Real Estate LLC is serving as the project lead and is responsible for design coordination, city approvals, and development oversight.

In collaboration with other minority developers and Clinton Hill Community Action (CHCA), Alonzo Goulbourne and the team were awarded three adjacent sites by the City of Newark to build two 3-family homes and an 100 % Affordable 24-unit building. We are currently assembling the pre-development package, including zoning, architecture, and financial modeling.

Current Project: Pleasant Grove / Newark Public Library Redevelopment
A Transformational Community-Led Mixed-Use Development in Clinton Hill, Newark
This redevelopment initiative will transform a 1.4-acre site on Bergen Street and Chadwick Avenue into a community-anchored campus centered around a new 20,000-square-foot Clinton Hill Branch Library. Developed in partnership with Pleasant Grove Baptist Church, Clinton Hill Community Action (CHCA), Community Minded Developers PG (CMD), and the Newark Public Library, the project will deliver approximately 70 units of mixed-income housing, community meeting rooms, landscaped outdoor space, and a modern cultural and learning hub for South Ward residents. As part of our early pre-development progress, Creative Development Real Estate LLC in collaboration with CHCA & the NPL were jointly awarded a $50,000 grant to support planning, design coordination, and community engagement. Additionally, we successfully submitted a CAFE (Community Asset & Facility Expansion) application, which—if awarded—will deliver over $18 million in New Jersey State Tax Credits to support the library build-out and community facilities. Alonzo Goulbourne is serving as the project lead, overseeing zoning, architectural coordination, funding strategy, stakeholder engagement, city approvals, and overall development oversight.
